Congratulations to our client Riverdale Developments Ltd for receiving reserved matters consent for residential development on land off Bexhill Road, Ninfield, East Sussex. More below on the cross-discipline project support, our USP, from the teams at CSA Environmental.
CSA originally provided ecology, landscape, heritage and masterplanning services to support an Outline Planning application for up to 65 residential units on behalf our Gladman Developments. Through out 2021 / 2022 the CSA team undertook baseline survey and assessment work including provision of an Ecological Impact Assessment (EcIA) supported by a range of protected species surveys, provided information to support a Habitats Regulation Assessment (HRA), Landscape and Visual Impact Assessment (LIVA) and Desk-based Heritage Assessment (DBA), all of which helped to inform a well thought out Development Framework Plan and accompanying Landscape Masterplan. Our consultant teams worked closely together to ensure sensitive scheme design, which enable Biodiversity Net Gain Assessment to demonstrate positive net gains for biodiversity pre-mandatory requirements to do so.
At the Reserved Matters stage CSA Environmental were able to continue our involvement providing landscape, ecology and services for Riverdale Developments Ltd informing both detailed design and discharge of conditions. Our teams worked together to provide a Landscape and Ecology Masterplan (LEMP), which details how the proposed habitats on site will be managed for people and for wildlife, and net gains for biodiversity will be delivered. Habitat provision will include grassland (amenity, wildflower meadow and SuDS basin areas), with new woodland and tree planting. The LEMP sets out how new and retained habitats will be managed, alongside additional ecological enhancements to be built into the fabric of the housing parcels (e.g. bird / bats boxes).
We hope to be able to continue our involvement during the delivery stage of the project, providing landscape / habitat auditing and biodiversity monitoring as required.
