🏡 500 new homes within a site with more than half open space: shaping Millfield End with the community

LinkedIn

We are delighted to announce that the proposed new neighbourhood at Millfield End, Great Barford has received a Resolution to Grant Outline Planning Permission from Bedford Borough Council. CSA provided masterplanning services for this project over several years on behalf of Axiom Developments and Vistry. Our work included preparing a Development Brief and Design Code document, together with assisting in preparing the outline planning application.
The development will deliver up to 500 new homes, including affordable housing and specialist accommodation for older people, alongside significant green infrastructure, sports and recreation facilities, community orchards and allotments, and extensive walking and cycling connections. The development has been carefully shaped through a collaborative design process, responding to the vision established within the Great Barford Neighbourhood Plan and informed by ongoing engagement with the Parish Council, local stakeholders, and residents.

The proposals place landscape, connectivity and community wellbeing at their heart, with over half of the site dedicated to open space, biodiversity enhancements, drainage features, sports provision and accessible green infrastructure. The result is a sustainable, landscape-led extension to Great Barford that respects its setting while helping meet local housing needs.

What set this project apart from others we typically work on is that site was allocated by the Parish Council in their Neighbourhood Plan. As a consequence, we had the privilege of working very closely with the Parish Council to shape the masterplan proposals. We also had the opportunity to collaborate with a genuinely fantastic client and consultant team.
