A positive appeal decision has been secured for Taylor Wimpey’s proposed residential development of up to 140 new homes in Oakham, Rutland.
The approved outline scheme will deliver a high‑quality residential development supported by an extensive green infrastructure network. This includes children’s play provision, a natural play trail, informal open spaces, and new walking and cycling routes for both existing and future residents.
The proposals also secure strong biodiversity net gain, with a portion of the southern field set aside specifically for ecological enhancement. The development is predicted to deliver a net gain of +5.75 Habitat Units (27.99%) and +1.84 Hedgerow Units (19.88%), achieved through significant on‑site enhancements within the Site’s open spaces.
These benefits will be complemented by key transport improvements, including junction upgrades, road widening, and the provision of a potential school drop‑off car park opposite Brooke Hill Academy.
